What the full version adds

Value check: each listing's price per acre against similar lots nearby, as an exact percentage, and the price per acre we'd expect for it. Sort by "furthest below market".
Use scores from 0 to 10 for recreation, building a home, investment, and timber or farming.
Risk details: the problems an ad mentions (access, flooding, wetland, title), each with the sentence it comes from, and filters to leave them out.
All-in cost for your buyer profile: price, land transfer tax, and any extra taxes or approvals that apply to you.
Land facts: growing season, climate, soil, wildfire history, and parks and wildlife nearby.
Every hand-checked top pick, with our verdict, satellite view, parcel map and due-diligence notes.
